Below is short step-by-step guide on the buying process.
Budget & Quote
You will need to carefully budget before considering buying any property. This will involve calculating the how much you can afford either on deposit or cash, estimating the value of your equity in your existing house, if applicable, getting a quote from a Solicitor of the costs involved in purchasing, obtaining approval in principal from a lender-this gives confidence that a lender will lend a certain amount of money when a property is found.
Wallis Auctioneers will help match your requirements to the properties available, and will arrange viewing appointments for you. Once you’ve found properties of interest we will setup viewing times. It’s important to look at the property at different times of day, and with regard to proximity of services and local amenities. Make sure it is a good fit for your requirements and your needs.

We will also organise a valuation of the property which is needed for the designated bank and mortgage.
We’ve Found Our Property!
Once you have decided to buy we will negotiate the final price, based on your wishes, while organising an engineer for the Surveyors Report. A survey will ensure you are fully aware of the condition of the property, and to identify any areas that might require attention. This will include the BER certificate/report for energy rating.
At this point you will also appoint a solicitor to open a file and commence the transaction. If you do not have a preferred solicitor we can appoint one on your behalf. Your solicitor will deal with the actual financial transaction including exchange of contracts, signing of contracts and completion of the deal.
